Please! We encourage clients to attend the inspection in its entirety for several reasons: It gives you several hours to explore the home, learn about it, and ask all of your questions. It's an opportunity to ask questions about what we find and explain, and gain firsthand insights about the home's maintenance needs and operational details. It allows us to explain any deficiencies in person. Receiving an inspection report can feel overwhelming, but when you're there, you'll already know what will be in it, so now the report becomes a reminder of what we talked about.
That is ok too! We often work with remote clients and investors. After you review the report, we can schedule a call or virtual meeting to talk about the inspection and answer all of your questions.
Most homes take about 3 hours, but this varies based on the size of the home, the condition of the home, and how much conversation we have. We will not limit the time for any reason, and we will be there until we thoroughly cover the home and answer every one of your questions!
The short answer is yes. However, local MLS rules restrict attendees to only those on the sales contract. We allow them to be there, but there's some simple paperwork to allow this. Just ask, and either we'll help you, or your realtor can.

No. The seller will not fix every defect we find during the inspection. The report will guide you to negotiate on some repairs and/or cost of the home. Your realtor is the professional for this and they're experienced to guide to the best results, and we can certainly help with this and answer your questions.
